It SEEMS I have a husky volunteer seedling about 5 feet from the tree in poor dry soil!! Years ago when I had access to fruits given me I always got HUNDREDS of germinations but the seedlings simply would not grow. Since websites say that this tree is SO undemanding and SO heavily self sows that is it used to reforest ravaged areas with poor soil, maybe I gave those seedlings TOO good of conditions? I now have hundreds again in two starter pots.....I will go out of my way to neglect them.
